WELCOME TO THE WEBSITE OF TOP VILLAS INTERNACIONAL S.L.

With the creation of a newsletter on our renewed website, we want to serve our (future) clients even better than we already did on the (old) website. The new website, for instance, can be consulted in 4 languages, Dutch, English, German and Spanish.

In the left column you will find a choice of information meant to put you as much as possible on the right track to making a good choice if you want to buy, sell or rent a house in Spain on the Costa Blanca. The links we selected are also worth consulting.

Of course, there are differences in the approach, depending on whether you plan to come to Spain for good, or if you only want to acquire a house to spend the holidays and/or for investment purposes.

Also we made the site more user friendly, so that with just a few clicks you immediately see the results for the desired search criteria.

FOR BUYERS: THE ACQUIRING ESTATE AGENT
This is (in our opinion) a disputable phenomenon. Usually an acquiring agent offers to protect your interest. In countries as the Netherlands, there is usually cooperation between estate agents. In Spain this will turn out to be difficult because the acquiring estate agent also will need to make a living. So what are your interests?

We think that in Spain an estate agent has the difficult task to see to it, as a good mediator, that both the seller and the buyer are satisfied with the end result (the sale price) . The price which the seller finally receives for his house should be in proportion to the quality / value of the house.

For the buyer, a fair but realistic price should be agreed on. The (Spanish) estate agent will have to call forth his knowledge of the house and his experience to mediate in this respect. And who can do this better than an agent who knows both the seller and the buyer?

If a buyer wishes to buy off a private person, the estate agents' expertise is good thing, but only for that specific house, for which a separate financial deal can be made. In such cases, the buyer's interests will prevail.

Sometimes, a buyer chooses a house that is already for sale with a colleague estate agent. In such cases, both agents should, by mutual agreement, advise what is best for all parties. Of course sometimes the parties will have to compromise.

All in all: A question of demand and offer, but also of mediation!

FOR THE SELLERS:
We (together with you?) strive to distinguish ourselves in a market where the competition is heavy. 
We do this, amongst other things, by giving the houses we offer the quality label which our name implies, that is the TOP Villas quality. We can do this by keeping the closes possible watch on the relation between price and quality and not to let us be carried away by the price "madness" some people choose to succumb to.

TOGETHER WE'RE STRONG
Under this motto we collaborate with a number of carefully selected colleagues. This implies that we employ the same standards, such as checking the title documents beforehand, etcetera.
Any problems which present themselves on this trajectory. we will solve for the buyer if possible, so that the latter does not buy "a pig in a poke." In Spain it's not as easy as in other countries to have all the estate agents in one line, but we keep trying.

EXCLUSIVE?
A magical word in the world of the estate agents in Spain. In countries like the Netherlands, Germany and Great Britain it is customary that the houses which an estate agent has for sale, are being offered for sale exclusively by that agent. This has advantages, because you as a client have one single contact point and can estimate in advance when your house will be sold and at what price. The estate agent knows everything about your house and therefore can sell it with more motivation and know-how.

In Spain many house owners think it's better to offer their house for sale to as many agents as possible in order to have a better chance of selling. In theory, this could be right, but.....

Many agents will try to first sell the house that brings them the highest commission. This would not be necessary if the market were stable, there would be a joint offer and the commissions would be the same for everyone. That way everybody earns his bread and butter and the estate agents, owners and buyers come off best.

Top Villas Internacional s.l. will be glad to take your house for sale exclusively. Of course we will offer your house for sale to the group of estate agents we selected, so that everywhere one price will be quoted, everywhere the same commission will be charged, we will always be present at a presentation, open the door ands close it after the presentation if you're not there, keep one key with us and this way there will also be one single person responsible.

Before the presentation of your house we will already be there to see to it that curtains and windows are opened, if necessary the light is turned on and the leaves have been cleared away. If your house is exclusively for sale at our agency, of course it will be advertised in newspapers, magazines, fairs and your house will be reported to the well-known search engines on the internet. The quality photographs we make (or order to be made) will also be passed on to our colleagues.

You as the owner have one single contact point and you do business with one agency, a reassuring thought.


NOT EXCLUSIVE
If, after reading the above text, you still decide not to give us the exclusivity of the sale, we (same as our colleagues) will nevertheless do everything within our possibilities to sell the house. The choice is yours!
